The Current Tenant agrees to assign all rights, obligations, and interests under the original lease to the New Tenant, subject to the terms outlined herein and the written consent of the Landlord.

4. Conditions of Assignment
a. Landlord Approval. This Agreement is contingent upon written approval from the Landlord or Property Manager. The assignment shall not be effective until such approval is obtained.
b. Security Deposit. The Current Tenant and New Tenant agree to the following arrangement regarding the security deposit: The New Tenant shall pay the Current Tenant the amount of $__________ as reimbursement for the security deposit held by the Landlord, OR the New Tenant shall submit a new security deposit directly to the Landlord. (Circle or strike through the option that does not apply.)
c. Utilities. The Current Tenant shall transfer or cancel all utility accounts (electricity, gas, water, internet) on or before the Transfer Date. The New Tenant is responsible for establishing new utility accounts effective on the Transfer Date.
d. Condition of Premises. The Current Tenant agrees to leave the premises in a clean and habitable condition, consistent with normal wear and tear. A joint walkthrough is recommended on or before the Transfer Date.
e. Assumption of Obligations. Upon the effective date of this assignment, the New Tenant assumes all obligations under the original lease agreement, including but not limited to payment of rent, adherence to community rules, and maintenance of the premises.
5. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Utah. In the event of a dispute, the parties agree to attempt mediation before pursuing legal remedies.
6. Signatures
By signing below, all parties acknowledge that they have read, understood, and agree to the terms of this Lease Assignment Agreement.
